The Construction Process
Frye Family Homes wants every buyer to understand the entire
process that will bring home ownership from the first step of
construction to the final approval of construction. Throughout
each phase of construction, quality assurance is completed through
city and county inspections and inspections by Frye Family Homes.
Read the list below of each phase of construction of a Frye Family
Home.
Preconstruction
Once city and county permits are cleared, construction will begin. Before the foundation is poured a thorough inspection of the home site occurs. We will review and verify house placement and rough plumbing before concrete is poured.
Foundation
Laying the foundation can be the most critical step to building a quality home. Frye Family Homes upholds the highest level of standards and requirements to ensure the integrity of each foundation poured.
Framing
The framing stage of construction typically takes one to two weeks. Frye Family Homes are wood framed as are the roof trusses. Roof trusses are typically in place halfway through the framing process. Once the roof trusses are in place, a high-quality flat tile roof is installed. To ensure the highest level of quality of framing, each frame house will be inspected for workmanship and square measurements.
Exterior
Once the framing and roof is complete, the exterior begins to take place. Windows and exterior doors are installed and the exterior of the house is lathed to prepare for stucco. Once the lathe is completed and passes quality control inspections, the stucco is applied. As this exterior phase of the home is being completed, plumbing and electrical work is occurring on the interior of the house.
Plumbing and Electrical
Immediately following the completion of framing, HVAC (heating, ventilation, air conditioning) and plumbing systems are roughed in. The electrical system is also roughed in during this time. The installation of cable, phone, and other electrical systems also occur. Exterior stucco is painted while work continues on the interior of the house. A final inspection of all electrical functions occurs before the next stage of construction.
Drywall
It takes a few days for interior drywall to be hung. Before drywall is hung, insulation and permanent power connections are installed. After drywall is hung, taping and finishing occurs. After any touch up is completed, the interior walls and ceiling is textured.
Trim and Finishing Touches
Interior trim (including closet shelving) is installed next along with the hanging of doors. Next, the walls and ceiling begin to be primed and painted. After paint the cabinets are installed. During that same time the electrical is being trimmed out (lights, fans, outlets, ect.) and HVAC vents are being installed. Granite counter tops are measured and installed after cabinets are complete. Bath accessories and mirrors are also installed. Hardware and any other necessary touches are completed. Final plumbing trim out occurs after granite tops are installed.
Flooring
Frye Family Homes takes pride in installing 18x18 ceramic tile and upgraded carpet and pad throughout all of our houses after the trim stage.
Landscape
As the interior is complete on the house, the front landscape is also completed. Frye Family Homes considers both the environment and the longevity of the landscape by blending desert landscape with water-less grass systems.
Quality Assurance
Upon final completion of both the interior and exterior of the house, a final inspection will occur by various parties - lenders, city and county agencies and Frye Family Homes.
